Beutiful private land with houses in Reykjavik, the capital city of Iceland.
The houses:
On the land, there are two cottages. One is 72 square meters and another guesthouse that is 15 square meters, both are renovated and look like new. The house registered 24 square meters but was extended decades ago. The house has 3 bedrooms, bathroom, living room and open kitchen. About 120 meters from the cottage is a guesthouse studio with a kitchen and storage that can be used as a bathroom. Both houses are connected to water and electricity. There is also a 20-foot container on the land that is used as a boathouse and another 40 feet insulated and heated container that is connected to water and electricity and is used as a garage. A considerable amount of trees have been planted around the cottage both recently and several decades ago.
The land:
The land is located in postcode 113. Grafarholt and is registered 2.0 hectares in size but is 23,084 square meters according to the city web browser. The lay of the land slopes from the west and has great views to the north, east and southeast. The land is 90 meters waterfront. There is a lot of rare birdlife in the area and fish in the lake. Access to the land is good and it takes about 15 minutes to drive to the city center. A water well is on the land, which is about 100 meters deep and is a considerable resource. The water well is very productive of clear and good water that has received a good result from measurements. Work has begun with the extension of district heating into the area. The area is locked by an electric gate. Good gravel roads and parking spaces for many cars is on the land.
Planning:
In 2021, a framework plan was approved for the area. The land is now defined as a development area. Approved. A positive opinion from the planning officer, which stipulates the utilization of the land for facilities and recreation. The idea is related to natural spas as well as restaurant and related services for tourists and outdoor enthusiasts. It is in the hands of a new owner to develop an idea for the future use of the land. The planned area is to be the future recreation area of the city's residents. The area is considerable of hikers, cyclists, cross-country skiers and horse riders. The land is close to hiking, biking and riding trails as well as cross-country skiing trails in the winter.
